Your coverage, connected

Protect what makes your rental work.

A great rental is a home, a guest experience and a source of income. Your insurance should account for all three.

Building & belongings

The place

Protect the home, furniture, appliances and finishing touches your guests depend on. Replacement-cost options can help repair or replace covered damage with comparable new materials or items, within your policy limits.

Guest liability

The people

A guest injury can turn into a costly claim. Business liability coverage can help with covered legal defense and damages when you are responsible for an injury or damage to someone else's property.

Rental revenue

The income

A covered loss can interrupt more than a vacation. Income coverage can help replace documented rental revenue lost while covered damage keeps your property out of service, within the amount and terms you select.

Made for hosting

The details that matter after you hand over the keys.

Explore coverage options for the everyday realities and unexpected setbacks of renting to guests. We will show you what is included, what is optional and which limits fit your plan.

01

Guest damage, theft & vandalism

Protection can extend to theft or intentional damage by someone you invited to stay. Look for coverage that addresses guest-caused losses instead of relying only on a security deposit or a small guest-damage allowance.

02

Replacement cost for a furnished home

From the sofa and dining table to beds and kitchen appliances, the cost to furnish a rental adds up. Replacement-cost coverage can help you replace covered belongings without settling solely on their depreciated value.

03

Income based on what you actually lose

Ask about income protection based on documented revenue lost after a covered event, including options without a preset time cap. The purchased dollar limit and policy conditions still apply; this is not unlimited income or a guarantee of bookings.

04

Liability limits with room to grow

Explore business liability options with $1 million for a covered incident and $2 million total during the policy period, with higher limits available. We help you compare those limits with your property, amenities and financial exposure.

05

Bed bug protection

Specialized coverage can help with infestation-related treatment, covered liability claims and lost rental income. It addresses a hosting problem that can otherwise leave you paying for both remediation and an empty calendar.

06

A guest who refuses to leave

Squatter-related protection can help with covered eviction legal expenses and lost rental income when a stay becomes an unwanted extended occupancy. It is separate from a general promise to reimburse every late rent payment.

07

Pet & animal liability

Welcoming four-legged guests adds another consideration. Ask about liability for animal-related injuries, including options without dog-breed restrictions. Liability for an injury and damage to your own furnishings are different coverages.

08

Alcohol-related liability

A welcome bottle or alcohol left behind by a guest can create an unexpected concern. Explore protection for covered alcohol-related claims connected with your rental. Selling alcohol or hosting catered events needs a separate conversation.

09

Sewer & drain backup

Water coming back through a sewer or drain can damage floors, furniture and more. Ask about backup coverage options, including a $25,000 limit, and understand the deductible. This is different from flood insurance.

10

Privacy-related claims

Certain personal and advertising injury coverage can address covered claims such as invasion of privacy. It does not replace clear camera disclosures, respect for guest privacy or appropriate security practices.

11

Personal use & time between bookings

Your rental may also be your own retreat. Coverage can be designed around paying guests, your personal stays and unoccupied periods between visits. If the property is also your primary home, discuss personal liability protection as well.

12

More than one rental

Own a few cabins, a condo and a lake house, or a growing collection of rentals? We can review the properties together and discuss how to organize building, belongings, liability and income coverage for each location.

Beyond the front door

Cover the experience you offer.

The extras in your listing may be the reason a guest books. Let us help you understand the protection around them, including certain activities away from the property.

Coverage for an amenity depends on the activity and policy. We will review your actual setup rather than assume every guest activity is included.

Pool days & hot tub evenings

Pools, hot tubs, saunas and cold plunges deserve a place in the coverage conversation, along with decks, docks and access to the water.

Bikes, golf carts & small watercraft

Liability options can extend to certain guest amenities even away from the rental. Tell us about your bicycles, golf carts, kayaks, canoes and other equipment so the activities and locations are addressed.

The extras guests remember

Fire pits, exercise equipment, yard games and sports courts can help make a stay special. Review the actual amenities you provide, including how and where guests use them.

Look past the policy label

A rental deserves a closer look.

Home insurance, landlord insurance and booking-platform protection do different jobs. The important question is whether your actual rental activity, guests and income are protected.

How you use the property

A home or landlord policy may limit frequent paying-guest use.

Look for: A plan that specifically describes your short-term rental activity and personal stays.

A guest causes damage

Guest theft or intentional damage may be limited or excluded.

Look for: Protection that addresses guest-caused loss to the building and belongings.

Someone gets hurt

Personal or premises liability may not match your hosting activities.

Look for: Business liability, with your actual guest amenities and activities considered.

Repairs interrupt bookings

A loss-of-rent provision may not reflect your rental revenue.

Look for: Income coverage reviewed against what your rental earns and the policy's loss conditions.

This is a guide to coverage questions, not a claim that every home or landlord policy excludes rentals. Existing policies and platform programs differ. We can help you compare their terms.

However you host

A weekend escape. A longer stay. A place of your own.

From Gulf Coast condos and Alabama lake houses to Tennessee cabins and Georgia retreats, your coverage should reflect what you rent and how you use it.

  • Homes, condos, townhomes, cabins and cottages
  • Manufactured homes and permanently situated tiny homes
  • Nightly bookings, seasonal rentals and mid-term stays
  • Rental homes you also enjoy with family and friends
  • One property or several locations
  • Properties you lease and then rent to guests

Tell us about your particular arrangement so we can explain the available coverage.

Let's put your rental in the picture.

Start with your property and how you host. We will help you compare a clear coverage plan, explain the details and choose your next step.

A few things to have handy

  • Your property address and listing, if you have one.
  • Your current policy and the date you want coverage to start.
  • How often you rent, your personal stays and expected rental income.
  • The amenities and equipment available to guests.

Getting started is a request for a quote, not a commitment to purchase.

Good questions from rental owners.

Do I need special insurance for an Airbnb or Vrbo rental?

Your insurance should specifically allow the way you rent the property. A standard home or landlord policy may restrict short-term stays, guest-caused damage or business liability. A specialized rental policy can bring those needs together. We can review your current coverage and explain the differences.

Does protection through a booking platform replace my own policy?

Do not assume that it does. Platform protections have their own conditions, limits and claim procedures, and different protections may apply to property damage and liability. Your rental also needs a plan for direct bookings, personal stays and time between guests. Compare the platform terms with a policy written for your property and hosting activity.

Can guest theft or intentional damage be covered?

Yes, specialized coverage options can address theft and intentional or malicious damage caused by a guest. Confirm which losses are included, whether a separate guest-damage limit applies, and your deductible. Normal wear, routine cleaning and every broken item are not automatically covered claims.

How can coverage help if I lose rental income?

Income protection can help replace documented revenue lost because a covered event interrupts rental use. Options may measure the actual loss rather than a fixed monthly rent amount, and may not have a preset time cap. Dollar limits, covered causes and other conditions still matter. Slow seasons, ordinary cancellations and reduced demand are not the same as a covered interruption.

Can I still use the rental as my own vacation home?

Yes, coverage can be arranged for a property that combines rental activity with personal stays. Tell us whether it is a second home or your primary residence and how it is used between bookings. Personal liability may also be available when the insured property is your primary home.

What about pools, hot tubs, bikes, kayaks or golf carts?

These amenities can be part of the coverage review, including liability for certain activities away from the property. The actual equipment, activity and policy terms determine what is covered. A list of amenities in an advertisement is not proof of coverage for every activity, so review your guest offerings with us.

Are bed bugs, pets and squatters covered?

Specialized options can address bed bug treatment, related liability and lost income; pet or animal liability; and certain eviction legal expenses and lost income involving a guest who will not leave. These protections address different losses. We will explain the options, limits and conditions shown on your quote.

Is flood insurance included?

Do not treat a rental property policy or sewer-backup coverage as flood insurance. Flood protection usually needs its own policy. Wind, hail and named-storm deductibles may also differ from your standard deductible. We can review these details for a coastal, lakeside or inland rental.

Can you help with cabins, condos, tiny homes and longer guest stays?

Tell us about your home, condo, townhome, cabin, manufactured home or permanently situated tiny home. We can discuss coverage for your setup and for nightly, seasonal or mid-term guest stays. If you lease the property and rent it to guests, explain that arrangement too so your responsibilities and belongings are considered.

How much does short-term rental insurance cost?

Your price depends on the property, location, replacement cost, rental use, amenities, coverage limits and deductibles. A useful comparison starts with the protection you need rather than a generic advertised price. Request a personalized quote and we will walk through the coverage and cost together.

Can this replace my current home or landlord policy?

A specialized rental policy can be written as the main policy for the property rather than an add-on. The right setup depends on what you own and how you use it. Confirm the replacement policy and its start date, and coordinate any mortgage requirements, before cancelling existing coverage.
